To all Christian People to whome these presents shall Come Greeting Know ye that I John WILLCOCKS of Killingworth in the County of Newlondon and coloney of Conecticut in New England for a valuable Consideration to me in hand paid before the Ensealeing and delivery of these presents by Janna HAND of East Gilford in the County of New Haven and Coloney afore s'd Have Given Granted Bargained sold Allienated Conveyed and Confirmed and by these presents Do fully freely Clearly and absolutely Give Grant Bargain sell alien Convey and Confirm unto him the s'd Janna HAND his heirs and assigns forever a certain tract or parcell of Land lying on hamanacit River in the township of Killingworth which Land were Laid out to my Honour'd father Joseph WILLCOCKS of s'd Killingworth dec't and became mine in way of Legacey of my s'd fathers Estate which s'd Land was laid out two several times of by Record doth appear (viz) first four acres more or less Bounded westerly by the River; northerly by ye Land of John MEIGS Every way Elce by the Common (2) one acre and a half by purchase by my s'd father of John MEIGS as it is said on Record more or less Bounded west by the River South by the Land of Joseph WILLCOCKS and north by the Common as the above described Lands were Bounded when Laid out To Have and to Hold the above Bargained and Granted premises with all the appurtenances privilidges and Comodities to the same belonging or any waies appertaining to him the s'd Janna HAND his heirs and assigns forever to his and their only propper use benifit and behoof forever and I the s'd John WILLCOCKS for my self my heirs Executors and Administrators Do Covenant Grant and promise to and with the s'd Janna HAND his heirs and assigns that before the Ensealing and delivery of these presents I am the true sole and Lawfull owner of the above Bargained premises and have in my self Good right full power and Lawfull authority to Bargain and sell the same in manner as above s'd and that the s'd Janna HAND his heirs and assigns shall and may from time to time and at all times forever here after by force and virtue of these presents Lawfully peaceably and quietly Have Hold use occupie possess and Enjoy the above Bargained and Granted premises with the appurtenances free and Clear freely and Clearly acquitted Exonerated and discharged of and from all and all manner of former or other Gifts Grants Bargains sales or Incumbrances in the Law whatsoever, moreover I the s'd John WILLCOCKS for my self my heirs Executors and Administrators Do Covenant and Engage the above Granted and Bargained premises to him the s'd Janna HAND his heirs and assigns against the Lawfull Claimes or Demands of any person or persons whomsoever forever hereafter to warrant secure and defend In witness whereof I the s'd John WILLCOCKS Have hereunto set my hand and seal this first day of Decem'r Anno=Dominie one thousand seven hundred and twenty seven and In the first year of the Reign of our Sovereign Lord George the second King of Great Brittain &c
