Know all Men by these presents that I Thomas SPENCER of Say-Brook in the County of New London and Colony of Connecticut in New England for and in consideration of Five Hundred Pounds in good valuable considerations to me in hand before ye ensealing hereof Well and truly paid by my Honored father Thomas SPENCER the receipt whereof I acknowledge myself therewith fully paid satisfied contented and paid have given granted sold alienated conveyed and confirmed unto the said Thos. SPENCER of said Saybrook in the County of New London my house and homestead with all the appurtenances and priviledges thereunto belonging bounded as follows namely scituate in the town of Say.Brook West Society on each side of the easternmost branch of Five mile river, Bounded Easterly upon the highway Southerly upon land formerly laid out to James POST Dec'd, Westerly on Common land, Northerly upon land of Ebenezer BUSHNELL. Another parcel of land Containing Eight acres in said Society Bounded as follows at the South end of the Iron mine hill the Northeast corner is a black Oak tree which is the corner of William BUSHNELL's Land Dec'd the Northwest corner is a chestnut tree which is the Corner is a Red Oak Staddle the Southeast corner is a black oak Staddle the aforesaid trees are marked and stones about them.

To have and to Hold the said granted and bargained premises with all ye appurtenances privilege and commodities to the same belonging or in any ways appertaining to him the said Thomas SPENCER his heirs and assigns forever to his and their proper benefit and behoof forever and I the said Thomas SPENCER Jun'r for myself my heirs executors and administrators do covenant and grant to and with ye said Thomas SPENCER his heirs executors and administrators do covenant and grant to and with ye said Thomas SPENCER his heirs and assigns that before the ensealing hereof I am the true sole and lawfull owner of the above bargained Premises and am lawfully seized and possessed of the same as a good absolute estate of inheritance in fee simple. Furthermore I the said Thos. SPENCER Jun'r for myself my heirs executors &c., do covenant and ingage the above demised premises to him the said Thos. SPENCER his heirs and assigns against ye Lawfull claims and demands of any person or persons whatsoever forever hereafter to Warrant Secure and Defend.

In Witness whereof I have hereunto set my hand and seal this 18th day of August in the year of our Lord God AnnoQue Domini 1741
