Know all men by these presents that I Thomas SPENCER of Saybrook in the County of New London and Colony of Connecticut in New England for ye consideration of the sum of forty pounds in bills of credit of the old tenor to me in hand paid by Sergt. Robert LAY of sd Saybrook have given granted bargained sell and convey and confirm unto him the said Robert LAY his heirs & assigns forever the tracts or parcels of land hereinafter described lying in Saybrook aforesaid & in the quarter of Oyster river viz: one piece of land containing five acres bounded southerly on a highway leading from Oyster River to William BUSHNELL's mill Westerly on my own land & Northerly & Eastwardly on the land of sd LAY also one other piece of land containing one acre Bounded westwardly on ye above Highway Northerly on the land of the sd Robert LAY Eastwardly on ye sd LAY's land & Southerly on my own land, three of the Corners of said acre of land are Rocks and Stones laid upon them the other corner is a stake and stones laid at it.

To have and to hold the all and singular the above granted premises with the appurtenances to him the said Robert LAY his heirs and assigns for ever as a good estate of Inheritance in fee simple and I the said Thomas SPENCER do avouch myself to be the sole owner of the premises and that I have in myself good right & lawfull authority to convey the same in manner and form as is above written and that the same is free of all Incumbrances whatsoever. And furthermore I the said Thomas SPENCER Do by these presents bind myself and my heirs executors and administrators to Warrant and Defend the above granted and bargained premises to him the said Robert LAY his heirs and assigns forever against all claims and demands of any person or persons whatsoever.

In Witness whereof I have hereunto set my hand and seal this 9th day of Aprill A.D. 1746 and in ye 19th year of his Majesties Reign
