Know all men by these presents that I Thomas SPENCER of Saybrook in the County of New London and Colony of Connecticut in New England for and in consideration of ye sum of three pounds fifteen shillings currant money to me in hand before ye signing hereof well and truly paid by James JORDAN of said Say-Brook in the County and Colony aforesaid the receipt whereof I acknowledge myself fully satisfied and contented and paid have given granted sold and confirmed and by these presents do freely fully and absolutely give grant sell aliene convey and confirm unto him ye said James JORDAN his heirs and assigns a certain small piece of land scituate in Say-Brook West Society neer JORDAN's dwelling House containing Sixty rods of Ground lying Triangular or three cornered bounded South upon the said JORDAN's land Northerly upon the highway and East upon my own land.
To have and to hold the said granted and bargained premises with the appurtenances free and clear and freely and Clearly exonerated of an from all Incumbrances Whatsoever and I the said Thomas SPENCER for myself my heirs executors and administrators Do Covenant and Grant to and with the said James JORDAN his heirs and assigns that before the ensealing hereof I am the True sole and lawfull owner of the above bargained premises and am lawfully seized and possessed of ye same as a good estate of inheritance in fee simple, furthermore I the said Thos. SPENCER for myself my heirs executors and administrators do covenant and engage ye above demised and bargained premises to him ye said James JORDAN his heirs and assigns against ye lawfull claims or demands of any person or persons whatsoever forever hereafter to Warrant Secure and Defend.
In Witness whereof I have hereunto set my hand and seal this 26th day of February anno Domini 1738/9
