Deed from Jabez SPENCER to Jonathan INGHAM

Know all men by these presents that I Jabez SPENCER of Groton in the County of New London and Colony of Connecticut in New England for the consideration of the sum of twelve pound in bills of Credit of the old tenor to me in hand paid by Jonathan INGHAM of Saybrook in said County Do give grant bargain sell convey & confirm unto him the said Jonathan INGHAM of Saybrook in the said County do give grant bargain sell convey & confirm unto him the said Jonathan INGHAM Three acres of land lying in Saybrook aforesaid & in the quarter of Oyster River near Ephraim JONES home lot The Southeast corner is a Wallnut tree running Westward 8 rods to a black oak tree near the path and still running Westwardly 21 rods to a black oak tree & from thence running 12 rods Northerly to a stake and stones & from thence easterly 35 rods to a heap of stones then running Southward 21 rods to the first mentioned bounds.

To Have and to Hold all and singular the above granted and bargained premises with the appurtenances to him the said Jonathan INGHAM his heirs & assigns forever to his and their own use and behoof, And also I the said Jabez SPENCER do for myself my heirs executors & administrators Covenant with the said Jonathan INGHAM his heirs and assigns that at and untill the ensealing of these presents I am well seized of the premises as a good estate in fee simple & have good right to bargain and sell the same in manner and form as is above written and that the same is free of all incumbrances. And furthermore I the said Jabez SPENCER do by these presents bind myself my heirs forever to Warrant and defend ye above granted & bargained premises to him the said Jonathan INGHAM his heirs & assigns against all claims & demands whatsoever.

In Witness whereof I have hereunto set my hand & seal this second day of August A.D. 1748.
