To all People to whom these presents shall come Greeting:--Know ye that I Thomas SPENCER of Say-Brook in the County of New London and Colony of Connecticut in New England for the consideration of Twenty five pounds currant money received to my full satisfaction of my Brother Caleb SPENCER of said Saybrook, Do give, grant bargain, sell and confirm unto the said Caleb SPENCER a certain tract of land or Orchard lying in Pochague Society in said Say-Brook butting Easterly on a County Rhode North South and West on ye said Caleb SPENCER's land and is bounded as follows viz:- beginning at a stake in a Bottom from thence running toward the East as the fence now stands till it comes to the high way neer to s'd Caleb SPENCER's barn, from thence Southerly by the highway to ye fence that divides said tract from said Caleb SPENCER's land and is neer his Dwelling House, and from thence as the fence now stands to the first mentioned boundary and contains by estimation about half an acre more or less. And also one third part of a yard Adjoining, and one third part of a Well.

To Have and to Hold the above granted and bargained premises with the appurtenances unto him ye said Caleb SPENCER his heirs and assigns forever to his and their own proper use and Behoof.

And also I the said Thomas SPENCER do for my self my heirs executors and administrators Covenant with the said Caleb SPENCER his heirs and assigns that at and until the ensealing of these presents I am seized of ye premises as a good Indefeasible estate in fee simple and have good right to bargain and sell the same in manner and form as is above written and that the same if free from all incumbrances whatsoever.

And further more I ye said Thomas SPENCER for myself my heirs executors and administrators Do Covenant and engage the above Premises to him ye said Caleb Spencer his heirs and assigns to Warrant and forever to Defend.

In Witness whereof I have hereunto set my hand and seal this 9th day of December in Eleventh year of George ye 2nd. Anno Dem- 1737.
