Know all Men by these presents that I Jabez PRATT of Say-Brook in the county of New London and Colony of Connecticut in New England for and in consideration of the sum of one hundred and forty thre pounds five shillings currant money of the old tenor which I have received of Lieut. Phillip KIRTLAND to my satisfaction have given granted and conveyed and do by these presents give grant and convey and confirm unto him the said Phillip KIRTLAND his heirs and assigns forever a certain tract of land in Potopague Quarter in ye Township of Say-Brook at the Southeasterly part of KELSEY hill beginning at a white oakd stadle then to a white oak tree then South westerly to a Black Oak Stadle then to a White oak tree then Southeasterly to a Wallnutt tree then Southeasterly to a white oak tree and from ye first mentioned white oak stadle 120 rods ?? then Easterly 44 rods to a Rock and stone and then northerly 100 rods and then to a stake and stones and then Westerly 76 rods to the first mentioned bounds and within these bounds there is 41 acres and a quarter and ye land is bounded West on said KIRTLAND and Capt. DOTY's land, South on Highway, East on Common or undivided land, North on said KIRTLAND's land; And also another piece of land in said Quarter Southward of Benj. PRATT's Jun'r land beginning at a small Wallnutt and run Easterly 32 rod to a Black oak stadle then Northerly 30 rods to a Black oak Stadle then Westerly 32 rods to a Rock oak tree then Southerly 33 rods to the first mentioned bounds and all the trees are marked and stones about them and all within these bounds lyes for Six acres and a halfe and is bounded South on a highway East on ye Country Road North partly on the land of Bejamin PRATT West on Common or undivided land.
To Have and to Hold the above granted and bargained premises with the appurtenances thereunto belonging to the won proper use benefit and behoof of him the said Phillip KIRTLAND his heirs and assigns forever as a good and absolute estate of inheritance in fee simple furthermore I the said Jabez PRATT do for myself my heirs and assigns forever covenant to and with the said Phillip KIRTLAND his heirs and assigns that before ensealing hereof I am the lawfull and sole owner of the above bargained premises and that I and my heirs forever will Warrant and Defend the sale of the same in manner as above said against the lawfull claims of all persons whatsoever.
In Witness whereof I have hereunto set my hand and seal this 4th day of May in ye Sixteenth year of ye Reign of our Sovereign Lord George ye Second of Great Brittain &c., A.D. 1743.
