To all People to whom these Presents shall come:--GREETING.

KNOW YE, That I Theophilus & Submit NIGER both of Saybrook in the County of Middlesex & State of Connecticut for the consideration of one hundred & twenty Dollars-

Received to my full satisfaction of Silas CARTER of Killingworth in s'd County -Do give, grant, bargain, sell, and confirm unto the said Silas his heirs & assigns forever one certain piece of land lying in Killingworth aforesaid - near the Dwelling house of Asa WATEROUS Containing Eight acres be the same more or less - bounded north by land belonging to Anne PIERSON East by a pent highway - South partly by Barber GRINNELL & party by Asa WATEROUS - then East a certain number of Rods to highway - then south & west by highway-

TO HAVE AND TO HOLD the above granted and bargained premises, with the appurtenances thereof, unto him the said Silas his heirs and assigns forever, to his and their own proper use and behoof. And also, I the said Theophilus & Submit do for ourselves and our heirs, executors and administrators, covenant with the said Silas his heirs and assigns that at and until the ensealing these presents we are well seized of the remises as a good indefeasible estate in fee simple, and have good right to bargain and sell the same in manner and form as is above written, and that the same if free of all incumbrances whatsoever.

AND FURTHERMORE, we the said Theophilus & Submit do by these presents, bind ourselves and our heirs forever to warrant and defend the above granted and bargained premises, to him the said Silas his heirs and assigns, against all claims and demands whatsoever.

IN WITNESS whereof, I have hereunto set my hand and seal this 18th day of April Anno Domini 1810.--
