To all People to whom these Presents shall come:--GREETING.

KNOW YE, That I Ebenezer NICHOLS of Killingworth in the County of Middlesex for the consideration of one hundred Dollars Received to my full satisfaction of Daniel CARTER of Killingworth in the County of Middlesex Do give, grant, bargain, sell, and confirm unto the said Daniel CARTER his heirs & assigns forever one certain tract of land lying in the Township of Killingworth at a place known by the name of MILL with a Dwelling house & fruit trees thereon standing & is bounded as follows, viz-Northerly on the Mill pond, Easterly on land of Jonathan WRIGHT southerly & westerly partly by the highway & partly by the tanyard - Containing by estimation on about half of an acre of land be the same more or less-Also liberty for the s'd Daniel CARTER to improve the well of water the other side of the way-he keeping up the gate or fence to the same-

TO HAVE AND TO HOLD the above granted and bargained premises, with the appurtenances thereof, unto him the said Daniel CARTER his heirs and assigns forever, to his and their own proper use and behoof. And also, I the said Ebenezer NICHOLS do for myself my heirs, executors and administrators, covenant with the said Daniel CARTER his heirs and assigns; that at and until the ensealing these presents I am well seized of the premises as a good indefeasible estate in fee simple, and have good right to bargain and sell the same in manner and form as is above written, and that the same if free of all incumbrances whatsoever.

AND FURTHERMORE, I the said Ebenezer NICHOLS do by these presents, bind myself and my heirs forever to warrant and defend the above granted and bargained premises, to him the said Daniel CARTER his heirs and assigns, against all claims and demands whatsoever.

IN WITNESS whereof, I have hereunto set my hand and seal this 1st day of June Anno Domini 1807
