To all People to whom these Presents shall come:--GREETING.

KNOW ye, That I James LAY 2d of Saybrook in the County of Middlesex for the consideration of four Hundred and fifty Dollars Received to my full satisfaction of Lorenzo SMITH of s'd Saybrook Do give, grant, bargain, sell and confirm unto the said Lorenzo SMITH his heirs and assigns forever a certain piece of land with a Dwelling House & Barn thereon Standing lying in said Saybrook in Westbrook Society - containing One Acre be the same more or less commonly called the Lewis JONES place and bounded East by Highway North and west on A?? ?ith land-South by Benny JONES land

TO HAVE AND TO HOLD the above granted and bargained premises, with the apurtenances thereof, unto him the said Lorenzo SMITH his heirs and assigns for ever, to his and their own proper use and behoof. And also, I the said James LAY 2d do for my self and my heirs, executors and administrators, covenant with the said Lorenzo SMITH his heirs and assigns; that at and until the ensealing of these presents I am well seized of the premises, as a good indefeasible estate in fee-simple, and have good right to bargain and sell the same in manner and form as is above written, and that the same is free of all incumbrances whatsoever.

AND FURTHERMORE, I the said James LAY 2d do by these presents, bind my self and my heirs for ever to warrant and defend the above granted and bargained premises to him the said Lorenzo SMITH his heirs and assigns, against all claims and demands whatsoever.

In Witness whereof, I have hereunto set my hand and seal the 18th day of February Anno Domini 1819
