Know all men by these presents that I Jeremiah LAY of Saybrook in New London County & Colony of Connecticut in New England For and in Consideration of the Sum of Twenty five pounds Lawfull money which I have in hand Rec'd of Roswell POST and William POST both of Saybrook in New London County & Colony afores'd Do Give Grant Bargain Sell Convey & Confirm unto them the said Roswell & Will'm POST their heirs and Assigns forever One Certain Tract or parcel of Land in Saybrook in Oyster River quarter. Bounded as followeth Viz. South on Nathan POST's land, West on Ens'n Gamaliel KELCY's land; North on Jonathan LAY, East party on Josiah STANNARD & partly on my own Land-The South East corner a burch tree-Thence running westerly 42 rods to a white oak tree with Stones about it; Thence Northerly 40 rods to a white Oak tree with Stones, thence Northerly Stills 31 rods to a white oak Stadle with Stones, Thence Easterly 58 rods to a heap of Stones in the fence, Thence Southerly 21 rods to a white oak Stubb. Thence Southerly Still 50 rods to the first mentioned corner Containing about Twenty two acres and one quarter. To have and to hold s'd Granted & bargained premises with the priviledges & appurtenances thereto belonging to the only proper Use & Behoof of them The s'd Roswel POST & William POST their heirs and Assigns forever, And I the s'd Jeremiah LAY do here by Covenant to and with the s'd Roswel & William POST their heirs & c that at & untill ye Ensealing of these presents, I am the Sole owner of the above granted & bargained premises, aAnd therefore have good right, to dispose of the Same in Manner & form as is above Written And that ye Same is free of all Incumbrances whatsoever. And furthermore I the Said Jeremiah LAY do for my Self my heirs Executo's and Administrato's hereby Covenant & Engage the above Demised premises to them the s'd Roswel & Will'm POST their heirs & assigns against the Lawfull Claims and Demands of any person or persons whom forever to Warrant Secure & forever Defend. In Wittness whereof I have here unto Set my hand & Seal this 21st day of Novemb'r A.D. 1769
