Know all men by these presents that I Samuel LAY of Saybrook in ye County of New London & Colony of Connecticut in new England for the consideration of thirty pounds in Bills of Credit of the old tenor which I have in hand received of Deacon Ebenezer PRATT of the Same Saybrook have Given Granted bargained sold conveyed and confirmed and Do by these presents give grant bargain sell convey & confirm unto the said Ebenezer PRATT his heirs and assigns forever One certain tract of land in Potopague Quarter in Saybrook aforesaid lying on ye Westerly side of ye hill called stone pitt hill and is the Lot No. 40 in that division & contains about four acres be it more or less and is Bounded South on Dea. PRATT's orchard, North on lot laid out to Jabez DENISON, West Eighteen rods on Muddy River, and East Twenty six rods on the highway Running across ye hills.

To Have and to Hold ye above granted and bargained premises with ye appurtenances thereof unto him the said Ebenezer PRATT his heirs & assigns for ever to his and their own proper use & behoof and also I the said Sam'll LAY do for myself my heirs executors & administrators Covenant with the said Ebenezer PRATT his heirs and assign that at and until ye ensealing of these presents I am well seized of the premises as a good Indefeasible estate in fee simple & have good right to bargain & sell the same in manner and form as is above said & that the same is free of all Incumbrances whatsoever. And Furthermore I the said Sam'll LAY do by these presents bind myself & My heirs forever to Warrant & Defend the above granted and bargained premises to him the said Ebenezer PRATT his heirs & assigns against all claims & demands whatsoever,

In Witness hereof I have hereunto set my hand and seal this 11th day of December in the 18th year of his Majesties Reign Annoque Domini 1744.
