Entered May ye 28th 1717

To all Christian People to whome these presents Shall Come I Samuel JOANS of Saybrook in the County of Newlondon & Coloney of Connecticut send Greeting Kow ye that I the s'd Samuell JOANS for & in Consideration of the sum of thirty six pounds Currant money of y'e Coloney to me in hand well & truly payed to me before the Ensealing of these presents by Ebenezer HURD of Killingworth in the County & Coloney afore s'd Husbandman, Have Given, Granted, Bargained, sold alienated, Conveyed & Confirmed & by these presents Do fully freely & absolutely Give, Grant, Bargain, sell alien, Convey & Confirm unto him the s'd Ebenezer HURD his heirs & assigns forever a certain parcell of Land Contianing twenty four acres-with all the Divitions and rights in Common there to belonging or any waies appertaining with the Dwelling house fences Garden yards fences & fruit trees of what sort forever thereon being s'd Land scituate lying & being near ye Corn mill in the township of Killingworth afore s'd & is bonded northerly & northwesterly by ye highway & westerly by the Indian River southwesterly by the highway & southeasterly by Comon Land ?? now is And Easterly by the Comon & northerly by the Land of Ebenezer HURD & southerly by the Land of Nathaniell CHITTENDEN, To Have & to Hold the s'd Granted & Bargained premises with the appurtenances, privilidges and Comodities to the same belonging or in any waies appertaining to him the s'd Ebenezer HURD his heirs & assigns for Ever to his & their only proper use benifit & behoof forever and I the s'd Sam'll JOANS for my self my heirs Exeuctors and Administrators Do Covenant Grant & promise to & with the s'd Ebenezer HURD his heirs & assigns that before the Ensealeing herof I am the true sole & Lawfull owner of the above bargained premises and am Lawfully seized ?? possessed of the same in mine own right and that the s'd Ebenezer HURD his heirs & assigns shall and may from time to time & at all times forever here after by force & virtue of these presents Lawfully peaceably & quietly, Have Hold use occupie possess & Injoy the Demised and Bargained premises with the appurtenances free & Clear freely & Clearly acquitted Exonerated & discharged of and from all and all manner of other and former gifts, grants mortgages Entayles or incumbrances in the Law whatsoever moreover I the s'd Samuell JOANS for my self my heirs Executors & Administrators Do Covenant & Engage the above Demised, Granted & Bargained premises to him the s'd Ebenezer HURD his heirs & assigns against the Lawfull Claimes or demands of any person or persons whomsoever forever here after to warrant secure & defend In witness whereof I the s'd Samuell JOANS have set to my hand & seale this twenty ninth day of may Annodom'ie seventeen hundred and seventeen and in the third year of the Reign of our soveran Lord George King of Great Brittan &c
