To all Christian People to whom these presents Shall come I Samuel JOANS of the Town of Killingworth in the County of Newlondon in the Colony of Connecticut in New England Sendeth Greeting Know Yee that I the s'd Samuel JOANSfor and in Consideration of the Sum of Eleven Pounds Currant Money, to me already Received of Ebenezer HURD of the above s'd Towne County & Coloney husbandman Have given granted bargained sold Alienated and Confirmed and by these presents doe fully freely and absolutely give, grant, bargain sell and Alien unto him the s'd Ebenezer HURD his heirs and assigns forever a Certain Parcell of Land being in length forty Rods and in breadth thirty two Rods s'd Land lying near the Corn Mill and Scituate in the Township of Killingworth afores'd Containing Eight Acres and is bounded Southwest by the Land of Samuell JOANS and Northeast by the Land of Nathaniell CHITENDEN and South East by the Common, To Have and To Hold the s'd granted and bargained premises with the appurtenances privileges and Commodities to the same belonging or in any waies appertaining to him ye s'd Ebenezer HURD his heirs and assigns to his and their only proper use benefit and behoof forever. I the s'd Samuell JOANS for myself my heirs Executors and Administrators doe Covenant promise and Grant to and with the s'd Ebenezer HURD his heirs and assigns that before the Ensealing of these presents I am the true sole and Lawfull owner of the above bargained premises and am Lawfully possessed of the same in my owne Right and the s'd Ebenezer HURD his heirs and Assigns shall and may from time to time and at all times forever hereafter by force and virtue of these presents Lawfully peaceably and Quietly Have Hold use occupie possess and Injoy the above demised and bargained premises with the appurtenances free and clear freely and clearly aquited Exonerated and discharged of an from all and all manner of other and former Gifts Grants Morgages Extayles or Incumbrances of Law what soever and I ye s'd Samuell JOANS for myself my heirs Executors or Administrators doe Covenant and Engage the above demised premises to him the s'd Ebenezer HURD his heirs and assigns against the Lawfull claimes or demands of any person or persons Whatsoever forever hereafter to warrant secure and defend In Witness whereof I have hereunto set my hand and seale this second day of July Annoquedomini Seventeen hundred and fourteen and in the thirteenth year of the Reign of our Soverain Lady Ann, Queen of Great Brittain
