To all People to whom these Presents shall come:--Greeting.
KNOW YE, That I Thomas HODGKIN of Guilford in the County of Newhaven and State of Connecticut for the consideration of sixty four dollars received to my full satisfaction of William CARTER & George CARTER of Killingworth County of Middlesex & State of Connecticut Do give, grant, bargain, sell and confirm unto the said William CARTER & George CARTER one tract or parcel of land lying in the township of Killingworth at a place called Flag marsh being bounded as follows Northwesterly on Jehiel WILSON's land beginning at a chestnut stub with stones around it, thence running northeasterly by s'd WILSON's land to an oak stub with stones round it, thence running easterly by land belonging to the heirs of Samuel KELSEY late of Killingworth deceased to a heap of stones on a rock, thence running southerly by land of Samuel BUEL & Benjamin WRIGHT to a heap of stones, thence running westerly by David BUEL 2'd land to a heap of stones near the Flag-marsh brook, thence northerly to the first mentioned bounds containing by estimation eight acres be the same more or less.
TO HAVE AND TO HOLD the above granted and bargained premises, with the appurtenances thereof, unto them the said William CARTER & George CARTER their heirs and assigns forever, to them and their own proper use and behoof. And also, I the said Thomas HODGKIN do for myself and my heirs, executors and administrators, covenant with the said William CARTER & George CARTER their heirs and assigns; that at and until the ensealing these presents I am well seized of the premises as a good indefeasible estate in fee-simple, and have good right to bargain and sell the same in manner and form as is above written, and that the same is free of all incumbrances whatsoever.
AND FURTHERMORE, I the said Thomas HODGKIN do by these presents bind myself and my heirs forever, to warrant and defend the above granted and bargained premises, to them the said William CARTER & George CARTER their heirs and assigns, against all claims and demands whatsoever.
IN WITNESS whereof, I have hereunto set my hand and seal this 11th day of January in the year of our Lord one thousand eight hundred and sixteen
