To all People to whom these Presents shall come:--Greeting.

KNOW YE, That I Oliver HILLIARD of Killingworth in the County and Middlesex and State of Connecticut for the consideration of twelve hundred and eleven dollars and eleven cents received to my full satisfaction of W'm CARTER & George CARTER of Killingworth in the County of Middlesex and State of Connecticut Do give, grant, bargain, sell and confirm unto the said William & George CARTER their heirs and assigns forever one certain tract of land lying in the first society of Killingworth together with a dwelling house & store & barn thereon standing being this place on which I now live. Bounded easterly the land of Austin OLCOTT a bout sixty rods easterly by the new highway leading to the wharf, a bout ninety rods, northerly by Stage road a bout four rods containing by estimation three fourths of an acre of land be the same more or less.

TO HAVE AND TO HOLD the above granted and bargained premises, with the appurtenances thereof, unto them the said William George CARTER their heirs and assigns forever, to them and their own proper use and behoof. And also, I the said Oliver HILLIARD do for myself and my heirs, executors and administrators, covenant with the said William CARTER & George CARTER their heirs and assigns; that at and until the ensealing these presents I am well seized of the premises as a good indefeasible estate in fee-simple, and have good right to bargain and sell the same in manner and form as is above written, and that the same is free of all incumbrances whatsoever.

AND FURTHERMORE, I the said Oliver HILLIARD do by these presents bind myself and my heirs forever, to warrant and defend the above granted and bargained premises, to them the said William & George CARTER their heirs and assigns, against all claims and demands whatsoever. Also ? provided that these presents was upon ? that if the said Oliver HILLIARD his heirs executors or administrators shall well and truly pay to the said William & George CARTER their heirs executors or administrators a certain note of hand by him the Oliver HILLIARD well executed dated the 8th day of June 1817 for the sum of twelve hundred and eleven dollars and eleven cents with interest until paid according tot eh terms of said note or within one year from this date Then this Deed is to be void and of none effort, otherwise to remain in full force power and virtue.

IN WITNESS whereof, I have hereunto set my hand and seal this tenth day of January in the year of our Lord one thousand eight hundred and seventeen
