Deed from Adam CRAMER to Samuel CARTER

Know all men by these presents that I Adam CRAMER of Norwich in the County of New London & Colony of Connecticut in New England for the consideration of five hundred and seventy five pounds in currant Bills of Credit of the old tenor Rec'd of Sam'll CARTER of Saybrook in the County & Colony aforesaid do by these presents freely fully and absolutely give grant sell convey & confirm unto him the said Sam'll CARTER his heirs and assigns forever one Certain tract or parcel of land situate lying and being in the Parish of Chester in the Township of Saybrook aforesaid containing about forty acres with a mansion house a barn Gristmill and Sawmill thereon standing bounded Northerly on the highway leading to Cedar Swamp Easterly by the land of Jonathan DUNK Southerly on the line dividing between Pataquonk lands & Potopague Quarter West on land belonging to the heirs of Ensign Robert BATE deceased be the same more or less.

To Have and to Hold the above granted and bargained premises with the appurtenances without any lett hinderance Molestation or Disturbance of title whatsoever and further I the said Adam CRAMER do by these presents Covenant and Ingage the above demised & bargained premises to him the said Samuel CARTER his heirs and assigns forever to warrant Secure and Defend against the lawfull claims & demands of any person or persons whatsoever-Provided nevertheless and it is the true intent and meaning of Grantoer and Grantee in these presents that if the above Adam CRAMER his heirs executors or administrators shall and do well and truly pay or cause to be paid unto the abovesaid Sam'll CARTER or to his heirs &c. The aforesaid sum of five hundred Seventy and five pounds in Currant bills of Credit of the old tenor upon or before the first day of March next ensueing the date hereof then this Demise or grant shall cease determine be void and of none effect, but in default thereof to stand abide and remain in full force power & vertue.

In Witness whereof I have hereunto set my hand & Seal this twentieth day of May in the 20th year of his majesties Reign Annoque Domini 1747.
