Deed from Abraham CHALKER to John SMITH

To all People to whom these presents shall come Greeting: Know ye that I Abraham CHALKER of ye Town of Say Brook in ye County of New London within his Majesties Colony of Connecticut in New England (Gent) for & in Consideration of ye sum of three hundred & twenty five pounds money to me in hand paid by Mr. John SMITH of Haddam in ye County of Hartford & Colony aforesaid the Receipt whereof I do hereby acknowledge & myself therewith fully satisfied & Contented Have Given Granted, Bargained Sold & by these presents Do freely fully & absolutely give grant, sell aliene Convey & Confirm to him ye said John SMITH his heirs & assigns forever one tract or parcell of upland and meadow Containing by estimation about fourty acres more or less lying & being in Oyster River Quarter in ye township of Say Brook afores'd Butted & bounded viz: North on Oyster River Lane & meadow of Rob't BATE West on land of Dec'n Nath'll CHAPMAN & Joseph CHAPMAN, South on land & meadow of said Joseph CHAPMAN & East on Oyster River,

To have & to hold ye said granted & bargained premises with all ye appurtainances previledges & Commodities to ye same belonging or in any wise appertaining to him ye said John SMITH his heirs & assigns forever to his & their only proper use benefitt and behoof forever & ye said John SMITH his heirs & assigns shall & may from time to time henceforth & forever by force & virtue of these presents lawfully peaceably & Quietly have hold use occupie Possess & Enjoy ye said Demised & bargained premises with ye appurtainances there of free & clear & clearly acquitted & Discharged of from all other gifts grants Bargains sales leases, mortgages & of & from all other Incumbrances whatsoever had made Committed Done or suffered to be done by me ye said Abraham CHALKER my heirs or assigns at any time or times before ye ensealing & Delivery of these presents.

And furthermore I ye said Abraham CHALKER for myself my heirs Executors Administrators Do Covenant & Engage ye above Demised premises to him ye said John SMITH his heirs & assigns against ye lawfull Claims & Demands of any person or persons whatsoever forever hereafter to Warrant Secure & Defend & moreover I ye said Abraham CHALKER for myself my heirs Executors administrators do covenant & promise at & upon ye Reasonable request of & at ye proper Cost & Chargein law of ye said Jno. SMITH his heirs Executors administrators or assigns to make do perform & execute any further or other lawfull & Reasonable act thing or things Devise or Devises in ye law needfull or Requisite for ye more perfect assurance settling and the sure making of ye premises as aforesaid,

In Witness whereof I have hereunto set my hand & seal this 18th day of may in ye Eleventh year of ye Reign of our Sovereign Lord George of Great Brittain King Anno Domini one thousand Seven Hundred & twenty five
