TO ALL PEOPLE TO WHOM THESE PRESENTS SHALL COME.-GREETING.

Know Ye, That I Daniel CARTER of Killingworth Middlesex County & State of Connecticut for the consideration of fifty three dollars and fifty six cents received to my full satisfaction of Ely A. ELLIOTT, James A. PRATT, & John D. LEFFINGWELL traders in company under the firm of J. A. PRATT & Co. Do give, grant, bargain, sell and confirm unto the said James A. PRATT & Co. the following piece or parcel of land lying & being in the first society of said Killingworth, Bounded as follows viz, Westerly by highway, Northerly & Easterly by Josiah CARTER's land, Southerly by highway, it being the whole of my homestead & the place where I now reside, containing by estimation fourteen acres be the same more or less with the house & other buildings standing on said land.

To have and to hold, the above granted and bargained premises, with the appurtenances thereof unto them the said James A. PRATT & Co., their heirs and assigns forever, to their and their own proper use and behoof. And also I the said Daniel CARTER do for myself and my heirs, executors, and administrators, covenant with the said James A. PRATT & Co. heirs and assigns; that at and until the ensealing these Presents I am well-seized of the premises as a good indefeasible estate in fee-simple, and have good right to bargain and sell the same in manner and form as is above written, and that the same is free of all incumbrances whatsoever.

And furthermore, I the said Daniel CARTER do by these Presents, bind myself and my heirs for ever to Warrant and Defend the above granted and bargained premises, to him the said James A. PRATT & Co. their heirs and assigns, against all claims and demands whatsoever. Provided always & upon conditions that if the said Daniel CARTER his heirs or assigns do well & truly pay or cause to be paid to the said James A. PRATT & Co., their executors administrators or assigns the amount which shall be due on a certain Note of hand for the sum of fifty three dollars & 36 cents bearing date on the 25 day of Dec A.D. 1831 signed by the said Daniel CARTER & payable on demand as with interest to the said J. A. PRATT & Co., according to the tenor thereof then the above deed to be null & void otherwise to be & remain in full force & virtue in the law..

IN WITNESS WHEREOF, I have hereunto set my hand and seal this 2'd day of March in the year of our Lord one thousand eight hundred and thirty two.
