TO ALL PEOPLE TO WHOM THESE PRESENTS SHALL COME-Greeting.

Know Ye, That I W'm CARTER of Killingworth in the County of Middlesex and State of Connecticut for the consideration of thirty one dollars received to my full satisfaction of James PELTON of said Killingworth do give, grant, bargain, sell, and confirm unto the said James Pelton his heirs and assigns forever one certain tract of land near the Wharf in said Killingworth Beginning at the Southwest corner at a stone near s'd PELTON's house and running Westerly four rods and twenty links to a stone, thence Northerly ten rods to a stone, thence Easterly one rod and ten links to the Northwest corner of s'd PELTON's barn, thence Southerly ten rods to the first mentioned bounds, containing thirty one rods of land be the same more or less. Bounded Southerly and Westardly on highway, Northerly and Easterly on said PELTON's land.

To have and to hold the above granted and bargained premises, with the appurtenances thereof unto him the said James PELTON his heirs and assigns for ever, to his and their own proper use and behoof. And also, I the said W'm CARTER do for myself and my heirs, executors, and administrators, covenant with the said James PELTON his heirs and assigns, that at and until the ensealing these presents I am well-seized of the premises as a good indefeasible estate in fee-simple, and have good right to bargain and sell the same in manner and form as is above written, and that the same is free of all incumbrances whatsoever.

And furthermore, I the said W'm CARTER do by these presents bind myself and my heirs for ever, to warrant and defend the above granted and bargained premises, to him the said James PELTON his heirs and assigns, against all claims and demands whatsoever.

IN WITNESS WHEREOF, I have hereunto set my hand and seal this 31st day of December Anno Domini one thousand eight hundred and twenty seven
