To all People to whom these Presents shall come,--GREETING.

KNOW YE, That I William CARTER & George CARTER both of Killingworth County of Middlesex & State of Connecticut for the consideration of four dollars and twenty five cents received to our full satisfaction of James PELTON of Killingworth County of Middlesex & State of Connecticut Do give, grant, bargain, sell and confirm unto the said James PELTON his heirs and assigns forever one certain piece or parcel of land in said Killingworth at a place known by the town whereof near said PELTON's dwelling house. Beginning at a stake south of s'd PELTON's house and running two rods & ten links easterly to a stake thence two rods southerly to a stake, thence westwardly two rods and ten links to a stake, thence northerly two rods to the first mentioned corner, containing four rods & three fourths or thereabouts, being butted and bounded northwardly by s'd PELTON, eastwardly by Jonah RUTTY, southwardly and westwardly by my own land.

TO HAVE AND TO HOLD the above granted and bargained premises, with the appurtenances thereof unto him the said James PELTON his heirs and assigns forever, to their and their own proper use and behoof. And who, I the said William CARTER do for myself and my heirs, executors and administrators, covenant with the said James PELTON his heirs and assigns that at and until the ensealing these presents I am well seized of the premises as a good indefeasible estate in fee simple, and have good right to bargain and sell the same in manner and form as is above written, and that the same is free of all incumbrances whatsoever.

AND FURTHERMORE, we the said William CARTER do by these presents bind myself and my heirs forever, to warrant and defend the above granted and bargained premises, to him the said James PELTON his heirs and assigns, against all claims and demands whatsoever.

IN WITNESS whereof I have hereunto set my hand and seal this 6th day of June Anno Domini One thousand eight hundred and seventeen
