Deed from William CARTER to James PELTON

To all People to whom these Presents shall come:--GREETING.

KNOW YE, That I William CARTER of Killingworth in the County of Middlesex & State of Connecticut.

for the consideration of Four hundred & thirty five Dollars

Received to my full satisfaction of James PELTON of Haddam in the County of Middlesex and State aforesaid.

Do in my capacity give, grant, bargain, fell, and confirm unto the said James PELTON his heirs and assigns forever. One certain tract of land lying in the neck field near the wharf with a dwelling house there on standing, being the house I built myself and land I the said William CARTER purchased of Achilleris MANSFIELD & Sarah his wife of said Killingworth. Being bounded as follows Beginning at a stone under the bank at the southeast corner to ?? 10 rods & 7 feet northerly to a stone thence 5 rods westerly to a stone thence 10 rods 7 feet southerly to a stone, thence 5 rods easterly to the first mentioned corner. Bounded easterly by Achilles MANSFIELD & Sarah his wife and northerly by aforesaid MANSFIELD, westerly by land of my own, southerly by highway, containing 52 rods of land or thereabouts, and also south of the house & ? the highway, a spot of ground rased on the meadow. Containing about two rods of ground with a well thereon.

TO HAVE AND TO HOLD the above granted and bargained premises, with the appurtenances thereof, unto him the said James PELTON his heirs and assigns forever, to their own proper use and behoof. And also, the said William CARTER do for my self and my heirs, executors and administrators, covenant with the said James PELTON his heirs and assigns; that all and until the ensealing these presents I am well seized of the premises as a good indefeasible estate in fee simple, and have good to bargain and sell the same in manner and form as is above written, and that the same is free of all incumbrances whatsoever except a ? which is made for Jonah RUTTY ? to put his oyster rakes &? In ? room in the east end of the house.

AND FURTHERMORE, I the said William CARTER

Do by these presents, bind my self and my heirs forever to warrant and defend the above granted and bargained premises, to him the said James PELTON his heirs and assigns, against all claims and demands whatsoever.
