To all Christian People to whome these presents shall Come Greeting Know ye that I Samuel CARTER of Killingworth In the County of Newlondon and Coloney of Conecticut in New England shipright for and in Consideration of the sum of one hundred and sixty five pounds Currant money of the Coloney afore s'd to me in hand before the Ensealeing here of well and truly paid by Nathaniel NOTT of Weathersfield in the County of Hartford and Coloney afore s'd Sadler the Receipt whereof I Do hereby acknowledge Have Given Granted Bargained sold Alliened Conveyed and Confirmed and by these presents Do freely fully and absolutely Give Grant Bargain sell alliene Convey and Confirm unto him the s'd Nathaniell NOTT his heirs and assigns forever a Certain tract or parcel of Land scituate in Killingworth afore s'd it being my home sted and is in length thirty Rods in Breadth twenty two Rods Containing five acres more or less Bounded Easterly by the Indian River westwardly by the home sted that Lately belonged to Ensg Sam'll STEEVENS deceas'd Netherly by Cap't Josiah STEEVENS'es Land, and southerly by the highway To Have and To Hold the so Granted and Bargained land with the Dwelling house Barn fences and fruit trees thereon being with all the appurtenances privilidges and Comodities and Right in Commons there unto belonging or in any wise appertaining to him the said Nathaniel NOTT his heirs and assigns forever to his and their own propper use benefit and behoof forever And I the s'd Samuel CARTER for my self my heirs Executors and Administrators Do Covenant promise and Grant to and with the s'd Nathaniel NOTT his heirs and assigns that before the Ensealeing here of I am the true sole and prooper owner of the above Bargained premises and have in my self Good Right full power and Lawfull authority to Bargain and sell the same in manner of above s'd and that the s'd Nathaniel NOTT his heirs and assigns shall and may from time to time and at all times forever here after by force and virtue of these presents Lawfully and peaceably and quietly Have Hold use occupie possess and Enjoy the s'd demised premises free and clear freely and Clearly acquitted Exonerated and discharged of an from all and all manner of former or other Gifts Grants Bargains Sales or Incumbrances in the Land whatsoever moreover I the s'd Samuel CARTER for my self my heirs Executors and Administrators Do Covenant and engage the above demised premises to him the s'd Nathaniel NOTT his heirs and assigns against the Lawfull Claimes or Demands of any person or persons whome soever forever hereafter to warrant secure and defend In witness whereof I the s'd Samuel CARTER have hereunto set my hand and seal this twenty fifty Day of February Anno=Domi one thousand seven hundred and twenty five ? and in the twelveth year of his majesties Reign George King of Great Britain &c
