Deed from Gideon CARTER to Ebenezer NICHOLS

To all People to whom these Presents shall come:--GREETING.

KNOW YE, That I Gideon CARTER of Killingworth in the County of Middlesex & State of Connecticut.

for the consideration of Two hundred & ninety five Dollars

Received to my full satisfaction of Ebenezer NICHOLS of Killingworth in the County of Middlesex and State aforesaid.

Do in my capacity give, grant, bargain, fell, and confirm unto the said Ebenezer NICHOLS his heirs and assigns forever one certain tract of land lying in the Township of Killingworth with a dwelling house & shop with fruit trees thereon standing. Beginning at the southwesterly corner by Elisha WILLARD land, running thence northerly 29 ½ rods to a heap of stones, thence easterly 13 rods to a heap of stones. Thence northerly 54 ½ rods to a heap of stones, thence easterly 76 rods to a heap of stones, thence southerly 54 rods to a heap of stones, thence westerly 20 rods to a heap of stones, thence southerly 8 ½ rods to a heap of stones, thence westerly 30 rods to a heap of stones thence southerly 24 rods 1/3 to a heap of stones, thence easterly 4 1/3 rods to a heap of stones. Thence southerly 6 rods to a heap of stones by the highway, thence westerly by the highway 12 rods & 6 feet to a heap of stones, thence northerly 3 rods 15 feet to the northeast corner of Elisha WILLARD barn, thence westerly 13 rods to the first mentioned bound. ?? by estimation 28 acres of land be the same more or less, being bounded westerly partly by land of Elisha WILLARD, partly by land of John B?? & partly by land of the heirs of Zina KELSEY, northerly by the land of George MERRILS 2d easterly partly by land of John CHITTENDEN & partly by land of Joseph CARTER & Elisha WILLARD land, southerly by highway & on land of Elisha WILLARD, for a more particular description of s'd land reference is had to the original deed ? land on record.

TO HAVE AND TO HOLD the above granted and bargained premises, with the appurtenances thereof, unto him the said Ebenezer NICHOLS his heirs and assigns forever, to their own proper use and behoof. And also, the said Gideon CARTER do for my self and my heirs, executors and administrators, covenant with the said Ebenezer NICHOLS his heirs and assigns; that all and until the ensealing these presents I am well seized of the premises as a good indefeasible estate in fee simple, and have good to bargain and sell the same in manner and form as is above written, and that the same is free of all incumbrances whatsoever.

AND FURTHERMORE, I the said Gideon CARTER

Do by these presents, bind my self and my heirs forever to warrant and defend the above granted and bargained premises, to him the said Ebenezer NICHOLS his heirs and assigns, against all claims and demands whatsoever.

IN WITNESS whereof, I have hereunto set my hand and seal this 29th day of April, Anno Domini 1807
