TO ALL PEOPLE TO WHOM THESE PRESENTS SHALL COME-Greeting.

Know Ye, That I Daniel CARTER of Killingworth in the County of Middlesex & State of Connecticut for the consideration of twenty three dollars & fifty four cents received to my full satisfaction of George CARTER of said Killingworth said Do give, grant, bargain, sell, and confirm unto the said George CARTER his heirs and assigns forever one certain tract of land situated in the first society of the Town of Killingworth a few rods Northerly of the Mill District school house together with a dwelling house & barns standing thereon it being the house and place where I now reside. Bounded Southerly and Westerly on the highway, Northerly on land of Josiah CARTER and Easterly on land of said Josiah CARTER, Containing by estimation fourteen acres of land be the same more or less.-Also all my right in one other trace of land in the first society of said Killingworth called the school house lot. Bounded Westerly & Northerly on highway Easterly on my HURD lot so called and Southerly on land of Abigail POST Containing two acres more or less.-Also one other tract of land in the first society of said Killingworth called the HURD lot containing fourteen acres Bounded Northerly on highway Easterly partly on land of Adam STANTON & Charles CARTER and Silas CARTER, Southerly partly on land of Friend WHITTLESEY and Selah WATEROUS Also one other tract of land situated partly in Killingworth and partly in Saybrook called the ELLIOTT lot or part of the ELLIOTT farm, containing twenty acres of land, Bounded Northerly on land of Achilles H. ELLIOTT, Easterly on land of Walter STEVENS, Southerly on land Ely A. ELLIOTT and Westerly on land of W'm SNOW reserving to myself the right of cutting wood and timber in the said ELLIOTT lot for the term of eighteen months from the date of this deed.

To have and to hold the above granted and bargained premises, with the appurtenances thereof unto him the said George CARTER his heirs and assigns for ever, to his and their own proper use and behoof. And also, I the said Daniel CARTER do for myself and my heirs, executors, and administrators, covenant with the said George CARTER his heirs and assigns, that at and until the ensealing these Presents I am well-seized of the premises as a good indefeasible estate in fee-simple, and have good right to bargain and sell the same in manner and form as is above written, and that the same is free of all incumbrances whatsoever.

And furthermore, I the said Daniel CARTER do by these Presents bind myself and my heirs for ever, to warrant and defend the above granted and bargained premises, to him the said George CARTER his heirs and assigns, against all claims and demands whatsoever, Provided always and upon conditions that if the said Daniel CARTER his heirs or assigns do well & truly pay or cause to be paid to the said George CARTER his executors administrators or assigns that amount which shall be due on one certain Note of hand for the sum of Twenty three dollars & fifty four cents having date on the twenty first day of February A.D. 1832 signed by the said Daniel CARTER & payable on demand with interest to the said George CARTER according to the tenor thereof or within eighteen months from the date of this deed, then the above deed is to be null and void, otherwise to be remain in full force and virtue in the law.

IN WITNESS WHEREOF, I have hereunto set my hand and seal this 6th day of March in the year of our Lord one thousand eight hundred and thirty two
