TO ALL PEOPLE TO WHOM THESE PRESENTS SHALL COME-Greeting.

Know Ye, That I William CARTER of Killingworth in the County of Middlesex & State of Connecticut for the consideration of three hundred and seventy five dollars received to my full satisfaction of George CARTER of said Killingworth do give, grant, bargain, sell, and confirm unto the said George CARTER his heirs and assigns forever two certain tracts or parcels of land in the first society of the town of Killingworth the first tract is called the WARD lot near Charles STEVENS farm Bounded Easterly on highway, North by Charles STEVENS; land, West on land of Oliver HULL 2'd & Hiel HULL and Southerly on Salah WILSON containing by estimation ten acres be the same more or less. The second tract is Bounded as follows: Westerly on Killingworth and Haddam Turnpike road, Northerly by land of Aaron G. HURD and his wife and Southeasterly by the land of the heirs of W'm MORGAN late of Killingworth deceased, containing by estimation six acres of the land be the same more or less.--

To have and to hold the above granted and bargained premises, with the appurtenances thereof unto him the said George CARTER his heirs and assigns for ever, to his and their own proper use and behoof. And also, I the said W'm CARTER do for myself and my heirs, executors, and administrators, covenant with the said George CARTER his heirs and assigns, that at and until the ensealing these presents I am well-seized of the premises as a good indefeasible estate in fee-simple, and have good right to bargain and sell the same in manner and form as is above written, and that the same is free of all incumbrances whatsoever.

And furthermore, I the said W'm CARTER do by these presents bind myself and my heirs for ever, to warrant and defend the above granted and bargained premises, to him the said George CARTER his heirs and assigns, against all claims and demands whatsoever. Provided always and upon condition that if the said William CARTER his heirs or assigns do well and truly pay or cause to be paid the following claims (?) a Book account in favor of said George CARTER against said William CARTER amounting to one hundred and fifty dollars. Also once certain Note of hand by him the said William CARTER well executed for the sum of thirty five dollars dated July 14th 1829 payable on demand with interest to the said George CARTER. Also one certain joint Note of hand by him the said William CARTER and said George CARTER well executed in favor of the ?? school society of Killingworth dated January 1st 1823 for the sum of one hundred and seventy seven dollars and twenty six cents payable on demand with interest to the said society. Now if the aforesaid claims shall be paid by said William CARTER his heirs and assigns according to the terms of the said claims then and in that case the above deed is to be null and void otherwise to be and remain in full force and within the law.--

IN WITNESS WHEREOF, I have hereunto set my hand and seal this sixteenth day of July Anno Domini one thousand eight hundred and twenty nine
