To all People to whom these Presents shall come,--GREETING.

KNOW YE, That we Josiah CARTER & Avis CARTER of Killingworth County of Middlesex & State of Connecticut for the consideration of fifty dollars received to our full satisfaction of Elias BUSHNELL of the same town & County Do give, grant, bargain, sell and confirm unto the said Elias BUSHNELL his heirs and assigns forever a certain tract of land lying on the waterside lane so called. Being butted and bounded as follows, southerly & westerly on land of Samuel MORGAN, northerly on land of Eli KELSEY and easterly on highway, containing forty rods of land be the same more or less

TO HAVE AND TO HOLD the above granted and bargained premises, with the appurtenances thereof unto him the said Elias BUSHNELL his heirs and assigns forever, to their and their own proper use and behoof. And also, do the said Josiah CARTER & Avis CARTER do for ourselves and our heirs, executors and administrators, covenant with the said Elias BUSHNELL his heirs and assigns that at and until the ensealing these presents we are well seized of the premises as a good indefeasible estate in fee simple, and have good right to bargain and sell the same in manner and form as is above written, and that the same is free of all incumbrances whatsoever.

AND FURTHERMORE, we the said Josiah CARTER & Avis CARTER do by these presents bind ourselves and our heirs forever, to warrant and defend the above granted and bargained premises, to him the said Elias BUSHNELL his heirs and assigns, against all claims and demands whatsoever.

IN WITNESS whereof I have hereunto set my hand and seal this ninth day of February Anno Domini One thousand eight hundred and nineteen
