To all Christian People to Whom These Presents Shall Come Greeting, Know ye That I Benjamin CARTER of Killingworth in the County of New London and the Colony of Connecticut in New England for and in Consideration of the sum of fifty Pounds Old tenor to me in hand Received before the ensealing of these presents of Gamaliel KELCEY of Saybrook in the County and Colony aforesaid ye Receipt whereof I do hereby acknowledge Have given Granted Bargained Sold Alianated Conveyed & by these presents Confirmed unto him ye said Gamaliel KELCEY his heirs and assigns forever a certain Tract of land scituated and lying in Saybrook Oyster River Quarter on ye West side of Horse Hill Beginnig at the Northeast Corner at a heap of Stones, thence Running Northerly twenty thre Rods to a Black Oak tree, Thence Westerly twenty five rods to a black oak Stadle thence Southerly Twenty Nine rods to a Wallnut tree thence Easterly fifteen rods to a heap of stones thence Northerly twelve Rods to a heap of Stones thence Easterly twenty rods to ye first mentioned Corner containing five acre and on halfe bounded Easterly partly on land of Benjamin WRIGHT & part by highway, Northerly & Easterly by the land of William BARBER's heirs, Southerly in part by William BARBER's heirs and part by Benjamin WRIGHT.
To Have and to Hold ye said Granted and bargained premises with all ye appurtenances priviledges and Commodities to ye same belonging or in any wise appertaining to him the said Gamaliel KELCEY his heirs and assigns forever to his and their own proper use benefit & behoof forever. And I ye said Benjamin CARTER for myself my heirs executors and administrators do Covenant & Promise and grant to and with the said Gamaliel KELCEY his heirs and assigns that before the ensealing hereof I am the true sole and lawfull owner of the above granted and bargained premises and have in myself good right to bargain and sell the same in manner and form as is above written And that the said Gamaliel KELCEY his heirs and assigns shall and may from time to time & at all times for ever hereafter by force and virtue of these presents Lawfully peaceably & quietly have hold use Occupy possess and enjoy the said demised premises freely & Clearly acquitted exonerated & discharged of & from all & all manner of Gifts Bargains Sales or Incumbrances in the law whatsoever; Moreover I the said Benjamin CARTER for myself my heirs executors and administrators Do Covenant and engage the above demised premises to him the said Gamaliel KELCEY his heirs & assigns against the lawfull Claims or demands of any person or persons Whomsoever forever hereafter to Warrant Secure and Defend
In Witness whereof I the said Benjamin CARTER have hereunto set my hand and seal this Eleventh day of March A. D. 1746 and in the 19th year of the Reign of our Sovereign Lord George ye Second of Great Brittain &c., King annoque Donini 1746.
