Deed from Robert CARTER to his son, Nathaniel CARTER

To all People to whom these presents shall come Greeting: Know ye that I Robert CARTER of Killingworth in the County of New London and Colony of Connecticut in New England for and in consideration of the natural love Good will and affection that I have and do bear towards my loving and dutiful son Nathan'll CARTER of the aforesaid Killingworth have given granted made over conveyed and confirmed and by these presents do freely fully and absoluteltely give grant make over convey and confirm unto him my said son Nathan'll CARTER his heirs and assigns forever a certain tract or parcel of land situated lying and being in the Oyster River Quarter in ye township of Saybrook in the County and colony aforesaid on ye Westerly side of Horse Hill begining at a heap of Stones in Saybrook line about a rod west from Ester SANFORD's southwest corner running thence Easterly to a Wallnut tree being the South easterly Corner of the said Ester SANFORD's land, thence Southerly Southeast at a crotched Wallnut Staddle with stones in the Crotch, thence southerly to a white tree a corner of William BARBERS land thence Westerly to a walnut Staddle standing in Saybrook line to the first mentioned corner containing twenty four acres more or less bounded East by Joseph CARTER's land in part and partly by William BARBER's land West by Saybrook line and north by Ester SANFORD's land.

To Have and To Hold the above granted Premises to him the said Nath'll CARTER his heirs and assigns forever to his and their only proper use and behoof forever.

Reserving ye improvement of what part of the above granted premises I shall have occasion for or see cause to improve during the term of my natural life and my wifes natural life and I the said Robert CARTER for myself my heirs executors and administrators do promise and ingage the agove granted and bargained premises to him the said Nathaniel CARTER his heirs and assigns that before ye ensealing of these presents I am ye sole and lawful owner of ye above granted premises and have in my good right full power and lawful authority to dispose of the same in manner as abovesaid and that the said Nath'll CARTER his heirs and assigns shall and may from time to time and at all times forever hereafter by force and virtue of these presents lawfully peaceably and quietly have hold use occupie posess and enjoy the above granted premises with ye appurtenances excepting only as above sa? Otherwise free and clear freely and clearly acquitted exonerated and discharged of and from all & all manner of former and other gifts grants bargains sales incumbrances in ye law whatsoever, and furthermore I ye said Robert CARTER do promise and ingage ye above granted premises to him ye said Nath'll CARTER his heirs and assigns forever against the lawful claims and demands of any person or persons whatsoever to warrant Secure and Defend. In Witness Whereof I the said Robert CARTER have hereunto set my hand and seal this 24th, day of April A.d. 1740.
