Deed from Ephraim BUSHNELL Jun'r to Thomas SPENCER

Know all men by these presents that I Ephraim BUSHNELL Jun'r of Saybrook in ye County of New London & Colony of Connecticut in New England for and in Consideration of twelve pounds money which I have in hand Received of Thomas SPENCER of s'd SayBrook with which I acknowledge myself fully satisfied Contented & Paid Have given granted Bargained sold Conveyed and confirmed & by these presents Do fully freely & absolutely give grant bargain sell convey & confirm unto him the said Thomas SPENCER his heirs and assigns forever fifteen acres of land to be laid out in Oyster River Quarter in s'd SayBrook upon the Division last agreed on by the proprietors it being the twelvth lot or Draft also two third parts of a fifty pound Right in said Quarter in all ye common & undivided lands after ye Division above said is Completed,

To Have & To Hold all & singular the above granted premises with ye appurtainances priviledges & Commondities to the same in anywise belonging or appertaining to ye only use benefit & behoof of ye said Tho SPENCER his heirs & assigns forever & I the said Ephraim BUSHNELL do hereby Covenant and grant too & with ye said Tho SPENCER his heirs & assigns that at the ensealing hereof I am ye sole & lawfull owner of the premises & therefore have good Right & lawfull authority to convey ye Same as abovesaid & that henceforth it shall & may be lawfull for ye s'd Thomas SPENCER his heirs & assigns to enter upon have hold use possess & Injoy ye above Demised premises as his & their proper Estate in fee simple without any Ejectment of Incumbrance of title in ye law whatsoever & furthermore I ye said Eph'm BUSHNELL Do hereby oblige myself my heirs Executors & administrators to Warrant Secure & Defend ye above Demised premises unto him he said Thomas SPENCER his heirs & assigns against the lawfull claims or Demands of any person or persons whatsoever.

In Witness whereof I have hereunto set my hand and seal this 10th day of June A.D. 1727
